For Prospective Tenants

How do I apply for an apartment?

Apply Online: To apply, applicants should go to our website at neufeldrentals.com, find the unit you want to apply for and click the available “Apply Now” button on any vacancy listings that are posted. The online rental application is mobile-friendly, so it can easily be completed and submitted from any mobile device with an internet connection. We require that all adults that will reside in the apartment submit a non-refundable application and fee of $20.00 at the time that they apply. Once approved, the security deposit must be submitted within 48-hours of approval and the lease should be signed to hold the apartment.

Apply in person: (Option only available if you are unable to apply on-line):
We require that all adults that will reside in the apartment submit a non-refundable application fee of $20.00 by check or money order and a completed rental application in order to apply for an apartment. Applications may be found at our office 2050 W. Good Hope Rd. Glendale, WI 53029 or from the building’s on-site resident manager. Once approved, the security deposit must be submitted within 48-hours of approval. You may submit the application and application fee one of the following ways:

  • Mail it to Neufeld Properties, 2050 W. Good Hope Rd. Glendale, WI 53209
  • Drop it off at our office during normal business hours, Monday through Friday 8:30am-4:30-pm
  • Submit it to the building’s on-site resident manager

What are the requirements when applying for an apartment?

We require that all applicants have verifiable monthly gross income that is equal to or greater than three times your month’s rent. Secondly, we require that all applicants have at least one good landlord reference. Lastly, we require that you have positive credit and legal history. If you do not meet these requirements, in some cases, we may consider your application with a co-signer and/or a double security deposit.

Do you allow pets?

Pet policies are different depending on the specific property you are applying to rent.   We do allow some dogs (size and breed restrictions apply) and cats at some select properties so make sure to ask the leasing agent.  If pets are accepted at a specific building, a $500.00 security deposit is required plus a $25.00 per month fee.  Please call the office for any questions you may have 414-358-2700.

Do you have available parking options?

There are various parking options to choose from, depending on the apartment location. Many of our apartments include at least 1 parking spot.  Please call us for details 414-358-2700.

What are your lease terms?

Typically, tenants sign a 1 year lease.  After that, tenants have the option to renew for a year.

For Current Tenants

When is rent due?

Rent is due the 1st of the month. Any rent received after the 1st of the month is considered late however we provide tenants with a grace period through the 5th. Any rent received after the 5th of the month is considered late, and the tenant will be issued a $50.00 late fee.  The late fee must be paid with the rent.

What are options for paying rent?

You can choose from 4 ways to pay your rent:
You can pay online through our tenant portal, via eCheck, debit or credit card and with cash at a CVS Pharmacy.

  • eCheck (Free) – Enter your routing and account number to pay rent directly from your checking or savings account.
  • Credit/Debit Card – Charge your rent to your credit or debit card; earn points or pay over time. Please note, a convenience fee will be assessed based on the amount of your rent and is displayed on your portal.
  • You can pay in person, or mail your payment to: Neufeld Properties 2050 W. Good Hope Rd. Glendale, WI 53209.  Please only submit payments via check, money order or cashier’s check. (no cash is accepted)
    Our office building is closed before 8:30am and after 4:30pm M-F and on the weekends so please plan accordingly.  We have no after hours drop box.
    Additionally, where available, there is an Electronic Cash Payment option at CVS Pharmacy

What is a 5-Day Notice?

A five-day notice from Neufeld Properties serves notice of lease violations that must be corrected/cured within five days in order to avoid consequences, possibly including eviction. Multiple 5-day notices may also lead to eviction or a tenant receiving a 14-Day Notice to Vacate. The most common reasons for issuing five-day notices are late or unpaid rent, noise complaints, unauthorized guests living in the unit, and reports of having an unauthorized pet. If you receive a five-day notice, please contact our office at 414-358-2700 to resolve the situation.

When can my windows be opened?

If your unit includes heat, then the windows and patio doors must remain closed during the heating season typically October through May of any given year.  If you feel like your apartment is too hot or too cold, please call us to get this resolved or repaired 414-358-2700.  If the temperature of your apartment is between 68-72 degrees , this is normal and no correction or repair is needed.

My apartment feels cold, can you tun up the heat?

If your apartment is between 68-72 degrees or warmer this is normal and no repair or correction is needed.  In most cases because of how the building is heated, we cannot turn the temperature up in just your unit, we would have to turn up the temperature in the entire building.

What do I do if I want to change or add a roommate(s)?

To change roommates, all current parties of the lease must submit a request in writing. In addition, the new roommate must submit a rental application with a $20.00 application fee. If approved, a new lease will be created. If you wish to remove a party from the lease without adding an additional party, a request must be submitted by all current parties/residents in writing. A decision regarding the existing security deposit must also be discussed with us. Please call or email us to discuss your options. If approved by the office, a new lease will be drawn up for the remaining resident(s).

How much notice is required if I’m not renewing my lease? Please check your specific lease, but typically:

One Year Lease:
We must receive a written 60-day (two full calendar months) notice.  The notice must be received at the beginning of a month. For example, if your lease expires June 30th, we must receive your written notice no later than May 1st.  Notice to vacate must be in writing, not verbal.
Month-to-Month Lease:
Our office must receive a written 60-day (two full calendar months) notice.  The notice must be received at the beginning of a month.  For instance we do not allow a tenant to give 60 days notice June 15th to move out August 15th.   If a tenant gives notice on June 15th, then the notice is actually given July 1st to move out August 30th.

I need to move before my lease ends so what are my options?

If you’d like to move prior to your lease expiration, you must submit this is in writing; but it will be considered an improper notice and you will remain liable for the rent and utilities if applicable through the end of your lease, or until your apartment is re-rented, whichever comes first.
Once a new renter is found and a new lease is signed, you will no longer be financially responsible for your apartment and utilities as of the new lease start date.
There may be costs associated with re-renting your unit prior to the end of a lease term and the costs may come out of your security deposit. The costs incurred are for such things as: advertising, showing the apartment to prospective tenants, screening of the applicant(s), lease signing and check in of new tenants.

What do I do in case of a building emergency?

For emergencies, please call your on-site manager if applicable or call Dave Kos immediately at (414)-550-8495. Emergencies include flood, fire, or an overflowing sink.  As an example, a burnt out lightbulb, loose doorknob or a refrigerator not working are NOT emergencies.

How do I submit a non-emergency maintenance request?

When submitting a non-emergency maintenance request, please be as specific as possible. Include your name, address, phone number, and any details you can provide about the issue. You may submit a non-emergency maintenance request in the following ways:
1. Submit the maintenance request on your tenant portal just like you would pay rent.
2. Contact our office directly at (414)358-2700.
3. E-mail Kathi Blatz at kathi@neufeldrentals.com

I have a new phone number and or email. How can I notify Neufeld Properties of this change?

You can log into your tenant portal to change and update this.  If you have no email, you can call the office 414-358-2700 and we will make the update for you.
